Most commonly used by law firms and title companies for real estate transactions, a tax certificate states the amount of real property taxes in arrears, if any, as well as other taxes and special assessments owed by the real property and water and sewer charges that are in arrears. It also includes the square, suffix and lot numbers of the real property used for taxation purposes as well as the current owner’s name.
